How lead qualification works

What does a property lead score tell you?

An explanation of Reando’s five assessment dimensions, broker review and the limits of a lead score.

Five dimensions, different weights

Reando’s buyer-fit total combines intent, budget fit, process engagement, configuration specificity and conversation depth. Intent contributes up to 30 points, budget fit and process engagement 20 each, and configuration and conversation depth 15 each. The total is out of 100.

A score needs its reasoning

Four dimensions are assessed from the conversation. Budget fit is computed from the buyer’s stated budget and a property price floor when both are available. Missing budget information receives a neutral score. The explanation lets the broker distinguish a clear requirement from a guessed preference.

Risk is not another purchase signal

Fraud and quality-risk signals are assessed separately and do not add points to the buyer-fit total. A private buyer declining to share a name is not enough on its own to establish fraud. The rules require corroborating signals.

Broker review remains part of the process

Some borderline or urgent assessments require validation, and brokers can apply a manual correction. A score is a prioritisation aid, not a guarantee of a visit or a sale. Review it against known outcomes before deciding how your team will use it.
